MOVING CHECKLIST FOR BUYERS AND SELLERS


Moving can be an exciting time, but along with that comes the overwhelming job of relocating, hooking up, and getting connected in a new community.  This list provides you with the numbers and websites that we believe will be most helpful in your moving process.  My website also is a great resource for Okanagan Real estate, buying, selling, moving, amenities, etc..  Please take advantage of that.  Please feel free to contact me any time for anything you need to know and I will do my best to help you or your friends!

Things to DO:  

  • Obtain a Lawyer/Notary: Retain one after Subject Conditions are removed.  Let us know whom you would like to use.  If you don’t have a preference, I’d be happy to help you connect to a number from which you can choose one.  Please notify me as your Realtor and our Real Estate Office will arrange to have the documents sent to your lawyer/notary.    
  • Mortgage: Formally arrange your Mortgage. Have the lending institute or mortgage broker send mortgage instructions to your lawyer or notary.        
  • Funds: Arrange for your own funds to be released from RRSP’s, term deposits, etc. well before they are needed.  Funds will need to be made by certified cheque, money order , bank draft, or by wire.  See your Lawyer/Notary for the timing of this.
  • Survey Certificate: Let your Lawyer/Notary know if you have one.  Hopefully the Seller will have one, especially if they have a mortgage themselves. 
  • Home Insurance: Arrange for home insurance effective on completion date.  Supply information regarding new property purchase. Provide names and addresses of your lawyer/notary and mortgage company. 
  • Arrange for movers/ friends:  We will be in contact with you prior to possession date and will arrange to get the keys to your new home to you.  Possession time is 12:00 noon on the possession date. 
  • Moving Van: Arrange to coincide with possession date of purchase. We have an affinity relationship with Atlas Van Lines (AMJ Campbell in Kelowna) and they offer special discounts and services. Tell them you are a Royal LePage client! 769-7974. 
  • Utility hook up:  Arrange for all your utility hook ups for your area.  Below is a list of utilities with those that may apply to your purchase. 
  • Furniture or Appliances:  The Brick offers us contractor pricing on all furniture and appliances.  We also have significant savings at Ashley’s and HomeSense…call Shawn for current details. 
  • Change of Address Forms:       www.canadapost.ca  Arrange for forwarding of mail.  Send out new address cards/email.  
  • Signing Appointment:  You will be contacted by the lawyer’s/ notary’s office to come in and sign documents several days before the closing date.  They will let you know at that time the balance of funds required which you will bring to them in the form of a draft or certified check.
  • Schools:  Register your kids for school in your area, or in the school you are persuing.  See my website www.swproperties.ca under “The Okanagan” and click “Schools” for complete contact info for the many schools in Kelowna.
  • Condo/Townhouse/Strata Information:
    • If you are purchasing a strata unit, please look through the Strata Bylaws that I gave you, or check with me.  Most times the onsite property manager will need to be contacted BEFORE you move in, to arrange for elevator padding, gate access, etc..  If you are in a condo, many times there is a minor moving in fee, to cover incidental damage that can happen, the change of address at a secure entry, etc..  Note if renting, the tenant needs to be registered with the manager as well. 
    • Check with your property disclosure sheet and your “form B” to see which utility hook up’s are already covered in your strata payment – these will automatically be transferred when you register as the new owner with the strata corporation you are buying into – EG building insurance, water (condos usually). 
    • Usually you will need to arrange directly with the service company for your electricity, phone, cable, personal belongings insurance, gas, internet, etc..
